A local developer and property owner contacted us about this property to increase its highest and best use. Built as a duplex in the 1960s, the owner wanted to completely renovate the interiors and add a third unit ADU in the rear yard where there was alley access directly off the Main Street. Being close to a teaching hospital and within a walkable neighborhood there is a great need for more rental units that are safe, secure, and comfortable.
The first step for this project was to work with City staff on a zoning variance to allow the ADU to be built since Little Rock did not yet have an ADU by right ordinance in place. This required us to work with our surveyor, City staff, and surrounding property owners to create a design that was sensitive to the surrounding context as well as meeting all the functional and budgetary requirements of our client.
The result is a reimagined interior for the two duplex units including new kitchen and laundry facilities, and refreshed bedrooms and bathrooms on the second floor. The ADU boasts a small private front porch and spacious interior that mimics NYC loft-style living with tall vaulted ceilings and filtered natural light. A new covered parking pad and EV charging station complete this transformation.
